Every report we produce follows recognised industry best practice, written to the standards set by the Association of Independent Inventory Clerks (AIIC) and Propertymark. That isn't a badge on a website — it dictates how we describe condition, how we photograph evidence, how we separate damage from fair wear and tear, and how the document is structured.
The practical benefit is simple: our reports are accepted by all major deposit schemes and by letting agents across the UK. When a report lands in front of an adjudicator, an agent or a solicitor, it's in a format they already recognise and trust, so nothing gets thrown out on a technicality or dismissed as vague.
24 hour report delivery, as standard
Tenancies rarely wait. Your report is compiled, quality-checked and delivered within 24 hours of the visit — not days later, and not after chasing. Reports arrive as a clean, professionally formatted PDF with timestamped photography throughout, ready to share with tenants, landlords or your management system.
Fast turnaround protects you. A check-in report signed promptly is far stronger evidence than one issued weeks in. A check-out report in your inbox the next day means deposit conversations happen while the property is still fresh in everyone's mind, and re-letting or remedial works can start immediately. Where a same-day turnaround is genuinely needed, we can usually accommodate it on request.
Independent, impartial and unbiased
We are an independent inventory company, not an arm of a letting agent. Our clerks have no financial interest whatsoever in the outcome of a report — no commission on deductions, no pressure to favour a landlord or a tenant. We record what is actually there, exactly as we find it.
That independence is what gives the report its weight. Impartial, evidence-led documentation is accepted by TDS, DPS and MyDeposits, and it stands up when a deposit is disputed. It also protects the relationship between landlord and tenant: when both parties can see that the same neutral standard was applied at check-in and check-out, disagreements are far less likely to escalate in the first place.
