The Inventory Hub LTD was founded by Francesca McKinlay and Joanna Webb — two inventory professionals who learned the trade where it matters most: inside a busy letting agency, managing real tenancies for real landlords.

Our Approach

Every property deserves a first impression on record

A property's condition at the start of a tenancy is the benchmark everything that follows is measured against. We document it with the same care whether it's a one-bedroom flat or a period family home — consistent language, methodical room-by-room coverage and photography that leaves nothing open to interpretation.

The result is a report that reads clearly for a tenant, satisfies an agent's compliance file and stands firm in front of an adjudicator.

Built on agency-floor experience

We met working side by side at a leading local estate agency, where inventories weren't a side task — they were the documents that decided how tenancies ended. Between us we have compiled, inspected and defended thousands of reports across a wide spread of stock, from single lets to substantial managed portfolios.

Deposit disputes, from the inside

Working closely with portfolio landlords meant we spent years at the sharp end of deposit disputes — assembling evidence, answering adjudicators and seeing exactly which reports held up and which fell apart. That experience shapes every line we write: clear condition detail, timestamped photography and a firm distinction between damage and fair wear and tear.

Both sides of the table

Francesca is also a landlord in the local area, which gives us a perspective most inventory providers simply don't have. We understand the agent's need for speed, consistency and compliance, and the landlord's need to protect an asset and a return — and we write reports that serve both without ever taking a side.

Recorded room by room, down to the finish

Kitchens and bathrooms are where the majority of end-of-tenancy disagreements begin. We record appliance condition and cleanliness, worktop and splashback surfaces, cabinet doors, seals, extraction and every meter reading — each captured with dated photographic evidence.

It's this level of precision, applied consistently at check-in, mid-term and check-out, that turns a report from a formality into genuine protection.
